Standing Seam Metal Roof in Los Angeles

A standing seam metal roof is a set of long, flat panels that run from ridge to eave, joined at raised seams with the fasteners hidden inside. We form every panel to length at our own shop in Van Nuys and install it with our own crew, on homes across Los Angeles.

How a Standing Seam Roof Works

Look closely at most roofs and you see layers: shingles, tiles or shakes lapped over one another, so water has to run across a long series of joints on its way down. A standing seam roof works the other way around. Each panel is one continuous piece of metal, often the full run of that roof plane, and the only joints are the vertical seams between neighboring panels.

Those seams are folded up above the flat of the panel, usually an inch or more. Rain runs past them, not across them. The fasteners sit underneath, inside clips that are covered by the seam, so the surface you see from the street or from a hillside above is clean metal with no rows of screws. That clean surface is why so many Los Angeles homeowners ask for standing seam by name, and it is also the main reason the roof lasts.

Why the Hidden Clips Matter

Metal grows when it heats up and shrinks when it cools. In Los Angeles that happens every day. A roof in Sherman Oaks or Woodland Hills can go from cool morning air to hard afternoon sun, and a roof near the coast in Venice or the Palisades sees marine layer in the morning and sun by lunch. A long panel moves a measurable amount through that cycle.

On a roof screwed through the face, that daily movement works against the screws and their rubber washers. On a standing seam roof, the clips are designed to hold the panel down while letting it slide. Some clips are fixed and some float, and the layout depends on panel length and roof shape. Getting that layout right is quiet work nobody sees from the curb, and it is a big part of how the roof behaves years from now.

Snap-Lock or Mechanically Seamed

Most residential standing seam falls into two families. From the street they can look almost the same. On the roof they behave differently.

Seam typeHow it closesWhere it fits
Snap-lockOne panel edge snaps over the next by hand pressure.Steeper roofs where water leaves quickly. Clean lines and a tidy profile.
Mechanically seamedA seaming tool folds the two edges together, once (single lock) or twice (double lock).Lower slopes, long runs and exposed sites where wind and water push hardest.

The minimum slope for each system comes from the manufacturer's installation requirements, not from a rule of thumb. When we write your scope, we name the seam type and explain why it suits each part of your roof.

Metals and Finishes for Los Angeles Houses

Most residential standing seam is either coated steel or aluminum. Galvalume steel is strong and widely used inland, across the Valley and the hillside neighborhoods. Close to the ocean, salt air changes the math: many coated steel warranties carry limits near salt water, and aluminum is often the better choice for a house a few blocks from the beach in Santa Monica, Venice or Marina del Rey. We look at where the house sits before recommending either one.

The color you see is a factory-applied finish, commonly a PVDF type finish known for holding its color in strong sun. Charcoal and matte black suit modern houses in the Hollywood Hills and Bel-Air. Soft grays and bronzes sit well on traditional homes in Brentwood. Light colors reflect more sun, which can also matter for energy code compliance. California's Building Energy Efficiency Standards (Title 24) include cool roof requirements that can apply to reroofs depending on climate zone and roof slope. We check what applies to your address before you pick a color.

Fire and the Hillside Neighborhoods

A metal panel does not burn, and that is one reason homeowners in the hills look at standing seam. The detail that matters is that fire ratings belong to the tested roof assembly: the panel, the underlayment beneath it and the deck under that. Homes in a Very High Fire Hazard Severity Zone fall under the wildland-urban interface rules in Chapter 7A of the California Building Code, which call for a Class A roof. You can look up your address on the CAL FIRE fire hazard severity zone map viewer. We build to the listed assembly, and we close the ridge, eave and valley details where embers tend to find a way in.

What Is in a Standing Seam Roof Besides Panels

  • Underlayment. A high-temperature underlayment under the metal, chosen for the slope and the assembly rating.
  • Flashings. Wall, chimney, skylight and valley flashings bent in our shop to fit the house, so every edge is designed rather than improvised.
  • Ridge and hip caps. Closed with the right closures and vented where the attic needs it.
  • Eave and rake trim. Finished edges that lock the panels in place and give the roof its crisp outline.

Why We Fabricate the Panels Ourselves

Standing seam panels are formed from coils of flat metal. We do that forming in-house at our Van Nuys shop, so each panel is cut to the real length of your roof rather than to a stock size. Long, continuous panels mean fewer end laps and a cleaner look. It also means the people who measure your roof, form the panels and install them all work for the same company. Eclipse Metal Roofing has worked this way in Los Angeles since 2006 under California license #888710, with no subcontractors, ever.

Standing seam is our specialty. We also install corrugated metal roofing and metal roofing that imitates shake, tile or slate, and our guide to standing seam vs other metal roofs compares them side by side.

FAQ

Standing Seam Questions From Los Angeles Homeowners

How long does a standing seam metal roof last?

A well-built standing seam roof is a long-term roof. How long yours lasts depends on the metal, the finish, how close the house is to salt air and how well the edges and flashings are built. Manufacturer finish warranties give a useful guide, and we explain the ones that apply to the materials in your scope.

Is a standing seam metal roof in Los Angeles noisy in the rain?

Not usually. Installed over a solid wood deck and underlayment, a standing seam roof sounds much like any other roof from inside the house. The noisy metal roofs people remember are often panels over open framing on barns and sheds.

Can standing seam go on a low-slope roof?

Some mechanically seamed systems are rated for lower slopes than snap-lock panels. The manufacturer sets the minimum for each system. We check each roof plane against those limits when we plan your standing seam roof installation in Los Angeles.

Can I put solar panels on a standing seam roof?

Yes. Solar racking can clamp onto the raised seams, so the roof does not need holes drilled through it. Tell us early if solar is planned, so panel layout and seam spacing work with the array.

What color standing seam roof works best?

It depends on the house and the street. Charcoal and black suit modern homes, grays and bronzes suit traditional ones, and lighter colors reflect more heat. Title 24 cool roof rules can also narrow the choice for some reroofs. We bring real samples to see in daylight.
